Why do you need a title search?
The purchase of a home is likely going to be one of the most expensive and important purchases you will ever make. You and your mortgage lender want to make sure the property is indeed yours and that no individual or government entity has any right, lien, claim, or encumbrance to your property. A title search is an examination of public records to verify a property’s ownership history and ensure the seller can transfer a “clear and marketable” title.
What is title insurance?
Title insurance insures against financial loss from defects in title, liens or other matters. It protects both purchasers and lenders against loss by the issuance of a title insurance policy.
If the title search finds a problem, does that mean the deal is dead?
Not necessarily! Most title issues can be resolved before closing. Thats why hiring an experienced title company like Paradise Title makes all the difference.
I'm buying from family do I still need title insurance?
100% yes. Even the most trustworthy relatives may unknowingly pass along title defects.
Can unpaid HOA dues become a title issue?
Absolutely. Past-due HOA fees can result in liens, which must be cleared before closing.
